Working on railroad property can open up some amazing billboard locations—but it comes with a few important rules. The biggest issue we see? Flagging delays. Safety comes first near the tracks, so expect some extra time when flaggers are required.

Key Setback Guidelines:

  • Structures must be 25 feet from the track centerline
  • Anything hanging over the tracks needs to be at least 23 feet high
  • Norfolk Southern generally approves projects that follow these specs

Lease Cancellations:

Railroads have a 30-day cancellation clause—rare, but worth noting if you’re signing a 10- to 20-year lease.

Why It’s Worth It:

Compared to other properties, Norfolk Southern allows closer setbacks, which means better visibility and prime billboard spots.

The Process:

Start your application through our site or SignValue’s. Be clear on display type, size, rate, and term. The 25-foot setback is from the sign’s edge—not the pole center, a common oversight.
